Deposits, the 10-minute payment window, and how refunds work.

The RM800 deposit

Every booking is secured with a flat, non-refundable deposit of RM800. This deposit blocks your dates and takes the villa off the market for everyone else.

Because the deposit removes the dates from sale, it is non-refundable once your dates have been blocked or your booking has been confirmed — regardless of the reason for cancellation, unless stated otherwise below.

Unpaid holds (the 10-minute window)

After we approve your request, we hold your dates for 10 minutes so you can pay the deposit. If we do not receive your payment and proof within that window, the hold is automatically released, no deposit is charged, and the dates return to general availability. You are welcome to submit a fresh request.

If we have to cancel a confirmed booking for a reason within our control (for example, the property becomes unavailable), we will offer you either a full refund of everything you have paid, including the deposit, or a comparable alternative villa where available.

Events beyond control (force majeure)

Where a stay cannot go ahead due to events beyond either party's reasonable control (natural disaster, government order, utility failure and similar), we will work with you in good faith to reschedule your stay. Refunds in these circumstances are handled case by case and may be limited by costs already incurred.

How to cancel

To cancel or change a booking, message us as early as possible on WhatsApp at +60 13-500 1515. A cancellation takes effect only once we acknowledge it in writing. Any approved refund is paid to the original payment source within a reasonable period.
