These Terms & Conditions ("Terms") govern your use of the Villa4You website and your booking of any property listed by Villa4You, operated by One 5 Resources, of 14-1B, Jalan Bandar 7, Pusat Bandar Puchong, 47100 Puchong, Selangor, Malaysia ("Villa4You", "we", "us"). By submitting a booking request, you agree to these Terms.
1. The booking process
Bookings are made by enquiry, not instant confirmation:
- You send us your chosen villa, dates and total number of guests via WhatsApp or our booking form.
- We check availability and confirm whether we can accept your request. Submitting a request does not guarantee a reservation.
- Once we approve your request, we issue a secure payment link and hold the dates for you for a limited time (see section 2).
- Your booking is confirmed only after we receive and verify your deposit and send you a written confirmation.
2. Deposit & payment
A flat deposit of RM800 is required to secure any booking, payable by DuitNow QR or bank transfer to the account we provide on the payment page.
- The RM800 deposit secures and blocks your dates. It is non-refundable once your dates have been blocked/confirmed (see the Cancellation & Refund Policy).
- The remaining balance of the rental fee is payable as quoted for your chosen villa, on or before the due date we communicate to you.
- We only accept the manual payment methods shown on your payment page. Never send payment to any other account.
3. Guests & occupancy
You must declare the total number of guests honestly at the time of booking, including day visitors. The lead guest must be at least 18 years old and is responsible for all members of the group.
Exceeding the declared guest count, or using a property for an event without our prior written agreement, may result in additional charges or termination of your stay without refund.
4. House rules
All stays are subject to our House Rules, which form part of these Terms. Standard check-in is 3:00 PM and check-out is 12:00 PM (noon).
5. Cancellation
Cancellations, changes and refunds are governed by our Cancellation & Refund Policy. Please read it before you pay your deposit.
6. Damage & liability
- You are responsible for the property during your stay and for any loss or damage caused by you or your guests. Repair or replacement costs may be charged to you and are separate from, and may exceed, the RM800 deposit.
- To the fullest extent permitted by law, Villa4You is not liable for personal injury, loss or damage to guests' belongings, or events outside our reasonable control.
- We may refuse or terminate a booking where these Terms or the House Rules are breached.
7. Governing law
These Terms are governed by the laws of Malaysia, and the courts of Malaysia have exclusive jurisdiction over any dispute. If any provision is found unenforceable, the remaining provisions continue in force.
